The Garage Transformation
A garage is often seen as a simple box for cars and storage, but with a growing need for more living space, it’s becoming a prime candidate for a conversion. Transforming a garage into a living area—whether it’s a home office, a guest suite, or a family room—is an incredibly rewarding project.
Introduction
Engineering a Living Space
However, a garage is not built to the same as a home’s living space. The concrete slab is often at a lower elevation than the house floor. The walls likely limit what you intend to use the space for. Or perhaps you have a carport and no walls occur on a few sides. The foundation especially at carports is not properly designed to support a shear or bearing wall. This is where a garage conversion structural engineer becomes a critical partner, ensuring your vision is both beautiful and built on a safe, solid foundation.
Structural Checklist for Your Garage Conversion
Floor and Foundation:
The foundation of a garage is typically a thin concrete slab that is often not at the same elevation as the house floor. It may lack a proper vapor barrier, be prone to cracking, and is not insulated. We will assess the existing slab and provide a plan for installing a new floor system, as well as a garage foundation engineering plan when proper footings do not occur.
Walls and Framing:
Garage walls often lack the necessary insulation and sheathing for a living space. More importantly, they may not be adequately braced or anchored to handle the same lateral loads as your home’s main walls. We will specify the necessary framing bracing and anchoring to ensure your new walls are strong, safe, and can support windows and doors.
New Openings:
Adding new windows or doors requires the same structural considerations as any home remodel. We will design a plan for new headers, stud supports and shear walls to safely support the roof and wall loads above any new openings. This ensures that when you convert a garage to living space, the new openings don’t compromise the building’s integrity.

Don't Guess, Get a Professional Plan
A garage conversion is a significant project with many hidden complexities. Attempting to convert a garage into a living space without a professional plan can lead to long-term issues like foundation cracks, moisture problems, and structural failure.
A small investment in structural engineering for your garage conversion provides the peace of mind that your project is done correctly, the first time.
